Concrete admixtures
Plasticisers, waterproofing admixtures and set accelerators dosed to the mix design. Denser concrete, lower permeability, fewer cold joints.
Dosed at the batching plant or on site
Baucrete LLC — Tbilisi, Georgia
Concrete admixtures, membrane and liquid waterproofing, insulation and resin flooring — supplied and installed by the exclusive Protan partner in Georgia.
Systems
We supply the material and put it down ourselves. That means one contract, one method statement, and nobody to point at when a detail fails.

Protan single-ply PVC membranes for flat and low-slope roofs. Mechanically fastened or loose-laid, hot-air welded at every seam.
Exclusive Protan systems in Georgia
Cold-applied polyurethane and cementitious systems for balconies, wet rooms, plant decks and detailing a sheet cannot follow.
Seamless, fully bonded, no laps
Rigid board and spray-applied insulation laid into the roof or wall build-up, detailed to keep the thermal line continuous.
Thickness set by the target U-value
Epoxy and polyurethane floors for warehouses, parking decks and production halls. Seamless, chemical-resistant, laid to fall where needed.
Industrial and commercial floors
Build-up review, substrate testing and detail drawings before anything is ordered. We specify what the structure actually needs.

Signature detail
A flat roof is not one product. It is six layers that each have one job, and a failure in any of them shows up as a stain on somebody's ceiling. This is the build-up we specify and install.
Reinforced concrete slab. Surveyed for falls, moisture content and laitance before anything goes down. Everything above this layer depends on getting this one measured, not assumed.
Stops warm interior air reaching the cold side of the insulation and condensing inside the build-up. Sealed at laps and turned up at every upstand and penetration.
Rigid boards laid tight and staggered so there is no continuous joint through the layer. Board thickness is set by the U-value the project has to hit, not by what is in stock.
Fleece or geotextile keeping incompatible materials apart and protecting the membrane from anything sharp in the substrate below it.
Single-ply sheet, hot-air welded at every seam and mechanically fastened to the deck. This is the waterproofing line itself — everything else is there to protect it or hold it down.
Gravel, pavers or a fully fastened finish, chosen from wind uplift calculations and how often somebody needs to walk on it.
Partner
Protan has been making single-ply roofing membrane in Norway since 1939 — over eighty years of a company whose product has to survive Scandinavian winters and North Sea wind.
Baucrete is their exclusive partner in Georgia. That is not only a supply arrangement: it means our crews are trained on Protan's details, we specify from their build-ups rather than approximating them, and the warranty that comes with a completed roof is backed by the manufacturer.
Practically, it also means the material for a roof in Tbilisi is the same material specified for one in Oslo — the same sheet, the same welding parameters, the same wind-uplift calculations.
Products
Membranes, waterstops, injection packers, geotextiles and roof drainage — supplied on their own, or installed as part of a system we specify.

The same sequence on a 200 m² terrace and a 12,000 m² warehouse roof. What changes is the scale, not the method.
01
We survey the substrate, take moisture readings and read the drawings against what is actually built. You get a written build-up, not a price on a phone call.
02
Grinding, priming, repairs and falls corrected. Most waterproofing failures are traceable to this stage, so it is the one we refuse to compress.
03
Trained crews working to the manufacturer's specified build-up, logged layer by layer as it goes down — including the parts that get covered up.
04
Seam testing, flood test where the detail allows it, a photographic record and the warranty documentation for the completed system.

Tell us the area, the substrate and the deadline. If we need to see it, we come out and survey it — that visit is how the specification gets written.
